Florida Drops to Third-Worst Foreclosure Rate in August. What It Means for NE Florida

ATTOM's August 2026 report shows Florida slipping from the nation's worst foreclosure rate to third among states, even as national filings keep climbing. Here is what the shift does, and does not, mean.

ATTOM Data's August 2026 U.S. Foreclosure Market Report, released September 17, 2026, counted 40,277 U.S. properties with foreclosure filings, up 1% from July and 13% from a year earlier, with completed foreclosures up 42% year-over-year. In a notable shift, Florida slipped from the nation's worst foreclosure rate to third among states, with one filing per 2,397 housing units, behind South Carolina (one per 1,547) and Nevada (one per 1,920). Here is what the August numbers show and what they mean for homeowners and investors in Northeast Florida.

What the August Data Shows

Nationwide, one in every 3,569 housing units received a foreclosure filing in August 2026, according to ATTOM, which tracks default notices, scheduled auctions, and bank repossessions. Florida's one-in-2,397 rate remains far above the national average, even after the state dropped to third worst behind South Carolina and Nevada. The drop in rank is not a drop in filings: ATTOM described activity as continuing to trend above year-ago levels, and the 13% national year-over-year increase confirms distressed volume is still building from the low base of recent years. Florida had held the nation's worst rate in the first half of 2026, at 0.27% of housing units, with 27,494 properties receiving filings in H1, and the Jacksonville metro ranked No. 8 among worst-hit large U.S. metros at roughly 0.31%.

Why the Ranking Shifted

State rankings move when other states' rates rise faster, not only when Florida improves. South Carolina and Nevada posted higher filing rates in August, pushing Florida to third. The practical takeaway for Florida homeowners is unchanged: the state's foreclosure activity remains elevated, driven by the full expiration of pandemic-era protections, sharply higher property insurance costs, mortgage rates at their 2026 highs, and life events like job loss, divorce, and inherited property. In Northeast Florida specifically, Duval County logged 287 foreclosure case filings in August, down from 310 in July but still near the elevated, above-baseline volume the county has seen this year, and lis pendens volume has run at a five-year high per the Jacksonville Daily Record.

What This Means for Northeast Florida

For homeowners who have fallen behind or received a lis pendens notice, August's numbers are a reminder that distress is spreading, not fading, and that acting early keeps the most options open, including loan modification, short sale, deed-in-lieu, refinance, or a traditional sale. Northeast Florida prices are holding in a balancing market, so a well-timed sale can protect more of the mortgage balance than a sale after auction, which can reduce or eliminate a deficiency a lender might pursue.

For investors, the same data points to growing inventory of distressed properties, with roughly 1,323 Jacksonville-area foreclosure homes listed as of September 2026, though values are firming rather than collapsing. Distressed listings nationally have sold at meaningful discounts to estimated value, which makes the region worth watching for careful buyers.
