The Jacksonville Daily Record's real estate coverage for the week ending October 1, 2026 shows demand at the top of the Northeast Florida market is still strong: a Ponte Vedra Beach property sold for more than $11.68 million, an Atlantic Beach home sold for $7.8 million, and Sekisui House Florida purchased 56.56 acres in St. Johns County for $14.3 million. While the broader market keeps adding inventory and prices normalize, premier coastal properties are still drawing serious buyers.

What These Sales Tell Us

Big-ticket sales are not the whole story of a market, but they are a useful pulse check. Northeast Florida's luxury segment, led by Ponte Vedra Beach, Atlantic Beach, and neighboring beach communities, continues to attract out-of-town and cash buyers. The land purchase in St. Johns County points to builders' confidence in the region's long-term growth. When high-end values hold, it also helps stabilize the wider market, because it keeps demand, local tax base, and neighborhood values on firmer footing.

What It Means for Buyers and Sellers

If you are selling, the news is a reminder that quality homes in desirable Northeast Florida locations still command attention, but realistic pricing matters more than ever in a balanced market. As of early October 2026, NEFAR's August data (still the latest published; the September report is expected mid-October) shows the six-county median at $397,420 with a 3.6-month supply, so most homes need to be priced and marketed with care, not listed and left to sell themselves.

If you own a property in distress, a home in a strong neighborhood can still sell for enough to pay off much of your mortgage, which is why acting before a foreclosure filing advances is so important. Whether a family is selling a loved one's home, downsizing, or facing a short sale, my 40+ years of experience, including banks' own REO processes, help me price and market homes to protect as much of the value as possible.
