Mortgage Rates Hold Above 7% on Daily Reads. What NE Florida Buyers Should Know

Daily mortgage averages are holding above 7% after the Fed's first rate hike since 2023, with Freddie Mac's weekly survey at 6.95%. Here is what it means, and where FHA, VA, and USDA still offer alternatives.

Mortgage rates are at their highest levels of 2026. Freddie Mac's weekly survey put the 30-year fixed-rate mortgage at 6.95% for the week ending September 17, 2026, its highest weekly average in over a year, and daily marketplace averages have since held above 7% in the wake of the Federal Reserve's first rate hike since 2023. For Northeast Florida buyers and homeowners, here is what the latest rates show and how to think about your options.

What the Latest Rates Show

These are national averages as of September 22-23, 2026, and your own quote will vary with credit score, down payment, loan amount, and lender. A licensed mortgage broker who works across many lenders can show you the real spread for your situation.

6.95% / 7%+
Conventional 30-year fixed: 6.95% in Freddie Mac's survey for the week ending Sept 17, 2026 (up from 6.76% the prior week; 6.26% a year earlier). Daily averages now hold above 7%, e.g. Bankrate 7.15% on Sept 22. The 15-year averaged 6.26%.
~6.5-6.7%
FHA 30-year fixed: Money.com's national survey ~6.5% (7.71% APR) on Sept 22; LendingTree's September survey 6.70% (7.38% APR). 3.5% minimum down payment.
~6.58%
VA 30-year fixed: Money.com's national survey ~6.58% (about 6.75% APR) on Sept 22; Veterans United purchase rates around 6.375%. 0% down for eligible veterans and service members.
~6.25%
USDA 30-year guaranteed: average of 400+ USDA lenders as of Sept 7, 2026 (about 6.42% APR), the most recent published average; USDA Direct 502 at 5.25% effective Sept 1 for eligible low-income buyers.

Why Rates Are at Their 2026 Highs

At its September 15-16, 2026 meeting, the Federal Open Market Committee voted unanimously to raise the federal funds rate by 25 basis points to a target range of 3.75% to 4.00%, citing elevated inflation. It was the Fed's first rate hike since 2023, and the September dot plot signaled the possibility of one more quarter-point increase by year-end. Mortgage rates respond to long-term bond yields and inflation expectations, and the move pushed daily averages above 7%: Bankrate's national survey showed 7.15% on September 22 (up from 7.12%), with Mortgage News Daily near 7.17%, Yahoo Finance near 7.03%, and the U.S. News/Zillow read near 7.23%. Freddie Mac's next weekly survey, due Thursday, September 24, 2026, will show whether the weekly average has followed the daily reads above 7%.

What This Means for Northeast Florida Buyers

Higher rates reduce buying power, so price range and monthly payment math matter more than ever. The local market is balancing rather than crashing: NEFAR's August 2026 data shows the six-county median at $397,420 with a 3.6-month supply, more inventory, and longer seller timelines. That combination, more homes and softer prices, helps offset some of the rate pressure for buyers who are pre-qualified and ready.

If you are pre-qualified, locking a rate now protects you from further upward movement in a market that has been marching higher. If you are in an adjustable-rate loan about to reset, or you are a homeowner behind on payments, higher rates make acting early even more important, because more of your payment goes to interest and less to principal. Government-backed programs remain meaningful alternatives: FHA's 3.5% down option, VA's 0% down for those who served, and USDA's 0% down for eligible rural buyers.
