Mortgage Rates Hold at 7.40% as Daily Averages Ease. What NE Florida Buyers Should Know

Freddie Mac's weekly survey held the 30-year fixed rate at 7.40% for the week ending October 15, 2026, the first time in two months the seven-week climb has stalled, while daily marketplace averages ticked lower. Here is what the shift means, and where FHA, VA, and USDA programs still offer alternatives.

On October 15, 2026, Freddie Mac's weekly Primary Mortgage Market Survey held the 30-year fixed-rate mortgage at 7.40%, unchanged from the prior week, with the 15-year fixed averaging 6.71%. It was the first reading in two months that did not climb, after seven straight weekly increases pushed the average to its highest level since late 2023. At the same time, daily marketplace averages eased through the week: Mortgage News Daily's 30-year index fell to 7.33% on October 15 and 7.37% on October 16, a week the outlet described as "sharply lower," and Bankrate's national average eased to about 7.45% by October 18. For Northeast Florida buyers, a pause in the climb is worth paying attention to, because it can be the window to lock in a rate before the next move.

Why the Pause Matters

After the Federal Reserve's September 15-16 decision to raise the federal funds rate by 25 basis points to a target range of 3.75% to 4.00%, its first hike since 2023, mortgage rates marched higher for seven straight weeks, reaching 7.40% in Freddie Mac's weekly survey. The October 15 reading held steady, and daily averages fell through the week: Mortgage News Daily reported the 30-year fixed down about 0.27 points since October 7, Bankrate's weekly survey eased to 7.47% from 7.53%, and its real-time national average was about 7.45% on October 18. U.S. News, citing Zillow data, put the 30-year purchase rate at 7.426% on October 16, down from 7.529% the prior day. One steady weekly print and a few soft daily reads do not reverse a two-month climb, but they are the first sign the market is testing a ceiling for now, and that is exactly the environment where locking in a rate can protect your buying power.

What This Means for Northeast Florida Buyers

Even with a small ease, rates are still at or near three-year highs, and the affordability math in Northeast Florida remains stretched. NEFAR's September 2026 report, released October 8, shows the six-county median at $399,000, up 1.1% from August, with closed sales down 9.5%, a median 36 days on market, and the region's Home Affordability Index at 81, below the 100 threshold that marks an affordable market. More inventory and longer seller timelines help offset some of the rate pressure for buyers who are pre-qualified and ready to move, but the affordability index is a clear signal that the typical buyer is stretched at today's rates.

If you are pre-qualified, this week's pause is a reasonable moment to compare loan programs and lock in a rate, because nothing guarantees the plateau holds. If you are in an adjustable-rate loan that is about to reset, or you are a homeowner behind on payments, higher rates make acting early even more important, because more of your payment goes to interest and less to principal.
