The St. Johns County September 2026 real estate report, published by the St. Johns Citizen on October 19, 2026 and based on realMLS data, shows a county that is selling less but holding its value. The single-family median price rose 2.5% year over year to $573,750 (slightly above August's $571,499), with a median price of about $249 per square foot. Closed sales totaled 396 homes, down 11.4% from the 447 sold in September 2025, and new pending sales slipped 13.6% to 363. Homes sold in a median 42 days, faster than the 46 days a year earlier, and active listings fell 27.2% year over year to 1,469.

What the Numbers Show

The headline is a market in balance, not a market in retreat. Prices inched up 2.5% year over year, and with active listings down more than a quarter from a year ago, the county has not built the kind of inventory cushion that would push prices down. At the same time, fewer buyers are closing: closed sales fell 11.4% year over year, and new pending sales fell 13.6%, consistent with the elevated mortgage rates that have cooled demand across Northeast Florida all fall.

For comparison, across the wider six-county Northeast Florida region, NEFAR's September 2026 report (released October 8) put the regional single-family median at $399,000, up 1.1% from August, with closed sales down 9.5% to 1,581 and a median 36 days on market. St. Johns County's $573,750 median is by far the region's highest, reflecting the premium that St. Augustine, Ponte Vedra, and the county's top-rated school districts command.

What It Means for Buyers

Buyers in St. Johns County are negotiating from a stronger position than a year ago. Sales are down, which means less competition on many listings, and homes that sit longer can come with room to negotiate on price, closing costs, or repairs. Still, the supply picture is tight: active listings fell 27.2% year over year, and the county's inventory is nowhere near the five- or six-month supply that marks a clear buyers' market. The practical takeaway is that well-priced, well-prepared homes still sell quickly, while overpriced homes now linger and invite offers below asking. With rates near 7.4% on the 30-year fixed, getting pre-qualified before you shop matters more than ever.

What It Means for Sellers

For sellers, the message is pricing discipline. The median price held up year over year, but the days of multiple offers above asking are not the default experience in St. Johns County this fall. A realistic list price, professional presentation, and a marketing plan that reaches both local and out-of-state buyers are what get a home sold in a median 42 days. If you are selling because of a life event or financial pressure, a well-priced traditional sale while values hold near record levels can protect far more of your equity than waiting.

What It Means for Homeowners Facing Distress

If you are behind on payments, facing a lis pendens notice, or dealing with an inherited property in St. Johns County, this report is encouraging news: values are holding near record levels. When values hold, a short sale or a well-timed traditional sale can often satisfy more of the mortgage and leave you in a better position than in a falling market. The key is to act while you still have options and before foreclosure proceedings advance.
