What I Wish I Knew About Buying and Selling Real Estate in Florida

After 40+ years in Florida real estate — through 4 recessions and 3 boom times — I've learned some lessons the hard way. Here's what I wish every buyer and seller knew before making their next move.

1. Timing Isn't Everything — But It Matters More Than You Think

When mortgage rates were 16% in the early 1980s, everyone said it was a terrible time to buy. But my clients who bought then built incredible wealth over the next decade. The truth is, the "best time" to buy or sell depends on your situation — not the headlines.

Sometimes the best move is to wait. Sometimes it's to act now. The key is having someone who can give you honest advice about your specific circumstances, not a one-size-fits-all answer.

2. Know Your Financing Before You Shop

As a licensed Mortgage Broker since 1994, I've seen too many buyers fall in love with a home only to discover they can't get the financing they need. Get pre-qualified early. Understand your budget, your monthly payment, and what different loan programs require.

With access to 70+ lending sources and 30+ mortgage types, I can usually find a financing solution that works — even for buyers who've been told "no" elsewhere.

3. The Market Doesn't Care About Your Timeline

Sellers often price based on what they need, not what the market supports. Buyers often wait for prices to "drop." The market moves on its own schedule. A good agent helps you set realistic expectations and build a strategy around actual data — not hope.

4. Distressed Doesn't Mean Hopeless

I've built my career helping people in difficult situations — foreclosure, divorce, inherited properties, financial distress. These are some of the most stressful moments in a person's life. But they're also moments where the right guidance can change everything.

If you're facing a lis pendens notice, owe more than your home is worth, or inherited a property you don't know what to do with — you have options. A short sale, deed-in-lieu, loan modification, or even a traditional sale might be possible. Don't wait until your options shrink.

5. Experience Is the Difference

Anyone can list a home on the MLS. But navigating a complex short sale negotiation, understanding the nuances of a probate sale, or structuring creative financing when conventional loans don't work — that takes decades of experience. I've been on both sides of the REO desk, worked directly with banks, and closed thousands of transactions. That experience is what I bring to every client.

The Bottom Line

Whether you're buying your first home, selling to move up, investing in rental properties, or navigating a distress situation — the most important thing is having an experienced advisor in your corner. Someone who tells you the truth, not just what you want to hear.

That's what I've done for 40+ years, and that's what I'll do for you.
